Originally purchased as a modest existing home on a small parcel of land, the property enabled its owners to move in mortgage-free. Over time, the estate evolved through the strategic acquisition of adjoining land, carefully planned renovations, thoughtfully designed additions, and new buildings, ultimately growing into a residential property of more than three acres. This phased approach allowed the owners to expand their home without relying on bank financing, while increasing the property's value more than fifty-fold compared with the original investment.

Sustainability has been a guiding principle throughout the estate's evolution. Key features include:

• Expansive glazing that provides abundant natural daylight, eliminating the need for artificial lighting from early morning until late evening.

• Triple-pane, solar-control glazing incorporating specialized coatings on both the exterior and interior panes. During the warmer months, the glazing reflects a significant portion of the sun's radiant heat, helping maintain a cooler indoor environment. In winter, it reflects interior heat back into the living spaces while the triple-pane construction provides excellent thermal insulation, reducing heat loss and improving occupant comfort. The glazing also minimizes glare, blocks harmful ultraviolet (UV) radiation that can fade furnishings, and maximizes the amount of natural daylight entering the interior.

• A naturally temperate underground basement, utility room, and pantry requiring neither heating nor cooling throughout the year, despite outdoor temperatures ranging from 5°F to 85°F. The green roof above serves as additional recreational space. • Natural ventilation to enhance indoor environmental quality.

• Four heat pumps serving nine indoor units, complemented by three fireplaces that improve occupant comfort while significantly reducing energy consumption.

• Rainwater harvesting with two underground storage tanks supplying irrigation water.

• Reclaimed and recycled building materials incorporated throughout the project.

• An exceptional Green Area Ratio (GAR) of 98%.

• Direct adjacency to a national park following the acquisition of the surrounding land, creating an outstanding natural setting.
